Bradford Building - Gainesville, GA

Situation

In November 2024, a six-story mixed-use development project was launched in Downtown Gainesville, Georgia, at 126 NE Bradfords Street. The site, rich in history and previously serving as a garage, theater, and parking lot, presented unique challenges due to its compact size (300 feet by 80 feet) and subsurface conditions. The area contained a hard material layer at depths ranging from 23 to 40 feet, requiring a specialized foundation solution.

Scope of Work

Cantsink LLC, alongside Forsite Engineering Group, was hired to provide a foundation system for the building. The work involved installing 140 grouted 4-inch piles to ensure the structural integrity of the development. The installation required driving approximately 9,000 feet of piles over five weeks, with some delays due to weather.

Anchor System

The foundation was anchored with 4.5-40L07-12/14/16 Triple Helix helical piles, each equipped with a 10.5-inch grouted shaft designed to support loads exceeding 145 kips. The piles were driven to depths ranging from 23 to 40 feet, with 13 piles installed in the first section and 127 piles in the second. To address the hard material layer encountered at varying depths, Cantsink used a 25,000 ft-lbs Prodig drive head and a large excavator to apply additional downward force, ensuring penetration while maintaining load-bearing capacity.

Result

The foundation installation was completed successfully, with all piles installed to specification and within the projected timeline. Cantsink's approach ensured the stability and longevity of the development, addressing site challenges effectively. The project contributed to the revitalization of Downtown Gainesville, blending modern architecture with the area's historical charm.
